Do your tenants get steamed up about condensation?

April 20th, 2012

If you’re a housing association, ALMO or other social housing provider, it’s likely that condensation is a common problem for your tenants. We know that it’s a subject that can generate lots of phone calls to your enquiry centres and call-outs for your repairs teams. Many tenants will also mistake the problem of condensation for one of damp.

Condensation is surface dampness which can build up on almost any cold surface within our homes. It’s most common on the inside of windows, external walls, in the corners of rooms, and in or behind cupboards or wardrobes. Every home gets condensation from time to time. It’s formed from the moisture we produce as we cook, wash, dry clothes, and go about our everyday lives. Even our breathing produces water vapour – that’s why bedroom windows can mist over on cold nights. In fact, the breath of a sleeping adult will add about one third of a litre (that’s over half a pint) of water vapour into the air overnight.

One of the best ways to reduce the problem is to make sure your tenants understand the causes of condensation and give them advice on how to deal with it. Our booklet A Guide to Condensation and How to Reduce It can help you do just that. It has been developed with the assistance of a a focus panel made up of tenants and housing staff and provides information on the main causes of condensation, plus the following three easy steps to tackling it:

1. Reduce the amount of moisture you produce
2. Keep your home warm
3. Improve the ventilation in your home.

A Guide to Condensation and How to Reduce It includes plenty of tips and advice on how to successfully achieve each of the steps above, plus advice on getting rid of mould.

If you’re a housing provider and would like a sample copy of the booklet, fill in the form on our website and we’ll post a copy to you.

You can use it in sign-up packs to help new tenants understand and avoid the problem of condensation, or mail copies to tenants who report “damp” in their homes. Your maintenance and repairs teams may also find the booklets a useful way to explain condensation to tenants when they’re out on appointments.
